Planning & Inspections
The Town of Aberdeen Planning Department provides guidance for matters of land and building development through the review and approval process in accordance with the Unified Development Ordinance, applicable laws, and building codes.

The Planning Department is responsible for the following:
• Assist the public in their compliance with the Zoning Ordinance,
• Review development proposals for compliance with the Zoning Ordinance,
• Processing Zoning Permits, Sign Permits, Zoning Code Text Amendments and
          Rezoning Requests,
• Review Site Plans and Preliminary & Final Plats,
• Respond to citizen complaints and inquiries associated with land use activities, and
• Assisting the Town Board and other Commissions.

The Inspections Department is responsible for the following:
• Enforcing the NC State Building Code throughout the Town's jurisdiction,
• Monitoring construction activities for compliance with local and state regulations,
• Enforcing the Town's Minimum Housing Code,
• Providing building inspections and building code information, and
• Issuing building permits.

Getting Started

In accordance with UDO Chapter 1, 1.4.4. - No Development Until Compliance with all Applicable Laws

A. No Land Developed. Unless exempted, no land shall be developed without compliance with the Unified Development Ordinance and all other applicable Town, State, and Federal Regulations.
B. No Use or Occupancy. No person shall use, occupy, or divide any land or a building or authorize or permit the use, occupancy, or division of land or a building under their control, except in accordance with the Unified Development Ordinance. The use or occupancy of a building or land relates to anything and everything that is done to, on, or in that building or land.
C. No Building Constructed. No building, or portion thereof, shall be erected, used, occupied, maintained, moved, or altered except in conformity with the applicable regulations in this Unified Development Ordinance.

Pre-Application Meeting Requests

Should an applicant wish to meet prior to submitting any development, board, or building permits to discuss questions or concerns, please send a meeting request to [email protected]. Our Technical Review Committee (TRC) meets the 2nd and 4th Wednesday of each month at 9:30 a.m. and is by appointment only.

Development & Board Actions

Online submissions are not yet available for these actions. Please submit ALL Land Development and associated Board Action Applications to [email protected]. Application templates can be found in the Document Center under the Planning folder:

Processing time is estimated once the application and all support material are deemed completed and accurate.

Building Permits & Inspections

The Town of Aberdeen now uses cloud-based software Cloudpermit. You can complete the entire building permit process online with any mobile device or computer. With Cloudpermit, you can:

• Apply for building permits at any time, from anywhere,
• Check the status of your building permit or building inspection (when your
          application status changes, you'll automatically receive an email letting you know),
• Schedule or cancel building inspections (all inspections cancelled after 8:30 a.m. on
          the day of inspection will result in a $100 Reinspection Fee; there will be no
          exceptions.),
• Communicate with the Inspections Department with time-stamped messages,
• Pay for your building permit with a credit card, and
• Request and submit changes to an existing building permit.

To start, create your Cloudpermit account. Once registered, you can apply for building permits and track their progress online.
